The most notable characteristic of this project is that 214 properties will be designed in two unique blocks for two different cooperatives. 168 properties will be built for Enfermería Hábitat Madrid Norte II (EHMN-II) Cooperative, whilst the Promoziona Valdebebas Cooperative will have 46. The common areas on the ground floor and the floors below ground level have been planned as being shared areas in the sense that both cooperatives benefit 100% from the common areas, garden and swimming pool. A first analysis of the plot, positioned longitudinally along the North-South axis and overlooking three streets, allows a series of driving principles to be established for the project:
1/ to distinguish between the two plots along an East-West divide so that both are in direct contact with the roads outside; 2/ to design a model so that the vast majority of the properties are open-ended units and to a great extent are facing North-South (the ideal orientation); 3/ to design an isolated model avoiding shared walls with the neighbouring plots and 4/ that eventually each building is virtually independent, even though they share accesses, common ground level areas and below ground level areas for the garage. Without a doubt there are numerous advantages of a joint project: homogeneous design, construction rationale, savings in structural costs, optimisation of accesses and lobby control; savings in maintenance costs.
